Mateo Meadows - New Affordable Housing Community in Everson, WA

Habitat for Humanity in Whatcom County is on the brink of an exciting development this month, as they gear up to introduce the Mateo Meadows Community. This innovative project will present a collection of 30 townhouses, offering two to four-bedroom options, nestled along East Lincoln Street near the heart of Everson in northern Whatcom County. Not stopping at just providing homes, the initiative also plans to roll out eight affordable rental apartments, complemented by 7,000 square feet of commercial space beneath, blending living and commerce seamlessly.

Owned by Habitat for Humanity and safeguarded within a Habitat land trust, these homes promise permanent affordability. Buyers can look forward to acquiring their homes at rates that don't stretch their wallets, backed by either zero percent or exceptionally low-interest mortgages. These payments are carefully calibrated not to surpass 30% of the household's monthly income, feeding into a revolving fund that supports the construction of more Habitat homes in the future.

John Moon, Whatcom County Habitat for Humanity's Executive Director, shared with The Bellingham Herald the profound impact of such financial arrangements: "When you’re paying zero percent, every mortgage payment that you make, it’s like putting money in the savings bank. It all goes to the principal — there’s nothing going to interest. So you’re building equity over time."

Moon emphasizes the vision of enabling families to cultivate significant equity, potentially reaching hundreds of thousands of dollars, within their homes. This wealth can then be passed on, marking a monumental step towards eradicating intergenerational poverty.

Sustainability isn't just a buzzword for the Mateo Meadows Community; it's a foundational principle, especially given its location within the Nooksack River floodplain. Acknowledging the risk, yet refusing to be deterred, the homes are designed to be 'climate resilient' or 'hardened' against not just floods but various environmental challenges. Chris van Staalduinen, Whatcom County Habitat for Humanity's Construction Director, highlights the meticulous planning involved, from elevating living spaces two feet above flood levels to ensuring vital electrical and mechanical systems are placed well out of water's reach.

This approach not only promises safety and durability but also embodies Habitat for Humanity's commitment to building communities that stand the test of time and nature, fostering a secure and sustainable future for families in Whatcom County.
